This new report is part of a process rooted in transparency, high standards and continuous improvement, and highlights the growing maturity of Virtuo’s mission, launched in well ahead 2023.

With the annual publication of its Mission Committee report, Virtuo has chosen a voluntary approach, designed to report, year after year, on the reality of its commitments and their tangible impact.
This second report confirms a structured trajectory, now built around three clear, measurable commitments monitored over time. It marks a key milestone in the consolidation of Virtuo’s mission, against the backdrop of a profound transformation of the real estate and logistics sector.
The objective remains unchanged: to reconcile economic performance, territorial value creation and environmental responsibility, going beyond regulatory requirements alone.

Building high‑environmental‑performance buildings
In 2025, Virtuo strengthens its environmental standards and reaffirms its high performance requirements across all its operations.

- 100% of delivered projects achieved BREEAM® Excellent certification, notably in Ennery (57) and Saint‑Aubin‑sur‑Gaillon (28)
- The systematic implementation of a low‑carbon pathway aligned with the French National Low‑Carbon Strategy (SNBC), with quantified targets set for 2030
- The systematic use of an environmental performance guide on 100% of projects, providing a framework for and structuring eco‑design
- A 26,500 sq m low‑carbon logistics platform delivered in 2025
Limiting the environmental impact of our project development
Virtuo takes a holistic approach that integrates carbon, land use and biodiversity, and fully embeds the objective of limiting soil artificialisation into its development strategy.

- Nearly 35% of new projects secured on brownfield sites, with a target of 100% by 2030
- 100% of projects monitored by an ecologist and equipped with biodiversity‑friendly measures
- The widespread implementation of biodiversity‑enhancing measures across all operations, integrated from the design phase
- The launch of more ambitious initiatives, including BiodiverCity certification on selected projects

At Virtuo, the mission is built on collective commitment, bringing together employees, partners, clients and local communities around shared, long‑term objectives.

- 84% of employees trained through the “2 Tonnes” workshop and 64% through the Climate Fresco, with a target of 100%
- The integration of ESG criteria into project and partner selection processes

- A deliberately transparent communication approach aimed at promoting best practices in sustainable logistics real estate

The Virtuo Mission Committee brings together complementary expertise, both internal and external to the company, in order to ensure the independence, consistency and high standards of the approach.

As part of the 2025 financial year, the Mission Committee carried out an in‑depth review of the implementation of Virtuo’s commitments. It highlights the growing maturity of the approach, the clearer structuring of commitments around three pillars, and the tangible actions delivered on the ground.
In particular, the Committee highlights:
- the generalisation of high environmental standards, with BREEAM Excellent certification achieved on 100% of delivered projects,
- the gradual appropriation of climate and environmental challenges by teams,
- the strong ambition underpinning the land strategy, notably the target of 100% of projects developed on brownfield sites by 2030.
It also notes that certain trajectories, particularly in terms of carbon performance and brownfield development, require progressive consolidation over time, identified as an area for continuous improvement in the coming years.
