Virtuo inaugures the v.park chevroliere, its second net zero carbon project

Grégory BLOUIN, President of Virtuo Industrial Property and his teams, Mr Johann Boblin, in his quality of Mayor of la Chevrolière and President of Grand Lieu Communauté, Mr Denis Brelet, President of Transports Thébault, Mr Alain Brossault, Director of Ziegler’s Nantes sites as well as the co-investor AXA IM Alts, inaugurated the V.PARK Chevrolière on 4 April 2024.

Virtuo unveils its second net zero carbon logistics platform project, delivered in August 2023 and managed by the Virtuo AM teams. Covering an area of 31,000 sq. m. and located in the Tournebride business park in La Chevrolière, 11 km from Nantes Atlantique airport, this new project was inaugurated on 4 April 2024.

Certified BREEAM Excellent and offering a capacity of 2.8 MWh via the installation of photovoltaic panels on the entire roof, this latest-generation, positive-energy building is perfectly in line with Virtuo’s approach as a company with a mission. Working in close partnership with local stakeholders – the municipality of La Chevrolière and Grand Lieu Communauté – Virtuo has focused on sustainable construction, as well as architectural and landscaping design and treatment designed to preserve its sources of biodiversity.

“Today is a great day for Virtuo. We’re inaugurating not only our second net zero-carbon project, but also our first project on the Atlantic Arc. On the latter, we managed to reduce our carbon footprint by 20%. And what we haven’t reduced, we’re restoring by financing the planting of 98,950 trees over 37 hectares in France. 1.5 hectares will also be planted locally to store carbon in the area around La Chevrolière. Promote the development of a local and responsible economy

Two players in the transport and logistics sector have chosen to set up operations here: the Ziegler France group and Transports Thébault.

Ziegler France, a specialist in logistics and transport, is involved in the entire logistics chain throughout the world, offering a global range of road, air, sea, logistics and customs services. The company has 60 branches throughout France. By setting up this new building at La Chevrolière, Ziegler aims to enhance the service it offers its customers, particularly the manufacturer Armor: “Our proximity to our customer significantly reduces the distance travelled to manage its inbound flows. Our operating conditions are optimised in a selected, clean and respectful environment. This new facility strengthens our logistics offering of 31,000 sq.m in the Nantes metropolitan area and our 230,000 sq.m in France as a whole. With 116 years’ experience in logistics and transport, our 100% family-owned group is committed to evolving alongside our partner customers. The second company to set up in the V.Park Chevrolière, this time in two 6,000 sq. metre units, is Transports Thébault. With a surface area of 80,000 sq. m. to the south of Nantes and its own fleet of 150 motor vehicles, this Loire-based company chose to set up locally, enabling it to establish a foothold in a fast-growing region with an approach focused on decarbonising its transport: “Thank you to Virtuo for this high-performance facility that is ahead of its time in terms of decarbonisation, a perilous and very ambitious project that lies ahead of us. This opportunity makes sense for us as a corporate citizen, because it allows us to bring our HGV-intensive logistics as close as possible to the factory: there are exactly 671 metres between our new platform and our customer’s site. As a result, we have taken 50 vehicles off the road, a reduction of 2,400 tonnes of CO2 per year”, says Erwan Arnaudeau, Operations Director at Transports Thébault.

A team success

Virtuo’s partners in this project include : AECO architect, local design office INGEA, project manager AREA, fund manager AXA IM Alts as co-investor, as well as BNP Paribas Real Estate for marketing the project, notary Oudot & Associés, and a number of local companies for the construction work.
