Virtuo is pursuing its growth momentum with the construction of two speculative scheme low-carbon logistics projects.
VIRTUO INDUSTRIAL PROPERTY, “société à mission” specialising in innovative and responsible logistics property, has confirmed its strength and ambition by announcing the launch of work on two speculative scheme logistics projects, in Montchanin (71) and Chavagnes-en-Paillers (85).
These two projects demonstrate VIRTUO’s capacity to anticipate market needs and offer assets suited to a variety of logistics and industrial uses. Both projects have a strong environmental focus, with the aim of achieving BREEAM Excellent certification. This demonstrates the company’s confidence in its responsible development model and its technical expertise.
A strategic XXL logistics platform at Le Creusot – Montchanin (71)

At the hub of a major industrial area between Paris and Lyon, V.PARK Montchanin is ideally located on the A6 motorway, close to Le Creusot TGV station and an operational rail freight station. This dual accessibility, for passengers and freight, makes the site even more attractive to national users and promotes multi-modality.
VIRTUO is developing a 50,000 sq.m logistics platform divided into 4 cells of 12,000 sq.m, on an 11-hectare site. The project has been designed with particular attention to divisibility, with two office blocks positioned in front of the building to allow flexibility of operation in different occupancy scenarios.
The complex will feature 48 loading bays, 4 level ramps, 200 light vehicle parking spaces and 11 heavy vehicle parking spaces, with complete separation of HGV and light vehicle flows. This configuration guarantees smooth and safe operations.
Designed to respond to the most ambitious environmental requirements, the site is aiming for BREEAM Excellent certification and incorporates concrete impact-reducing measures right from the design stage: green car parks, rainwater recovery for the scrubbers, charging points for electric vehicles, photovoltaic panels on the roof, beehives, nesting boxes and measures to preserve biodiversity.
Construction will start during Summer 2025, with handover scheduled for 2Q 2026.
A additional logistics site at Chavagnes-en-Paillers (85)

Located 40 minutes from Nantes, in the Vendéopôle business park, V.PARK Chavagnes-en-Paillers is strategically located at the interface between the Nantes basin and the industrial tissue of the Vendée. This location enables it to attract both users with regional roots and logistics flows linked to the Atlantic seaboard.
VIRTUO is developing a first building A of 18,750 sq.m, comprising 3 logistics cells of 6,000 sq.m each and around 500 sq.m of office space. Designed to accommodate logistics and industrial activities, the site has a human-scale format, well-suited to SMEs and players looking for immediately operational space.
The site is part of a fast-changing economic environment, with the recent arrival of several industrial companies, including Maître Coq, VST and other expanding groups. This dynamism makes the area even more attractive, supported by a proactive development policy on the part of the local authorities.
The building, which complies with ICPE 1510 regulations, is also aiming for BREEAM Excellent certification, with a strong commitment to the environment right from the design phase.
Construction work began on 30 June 2025, with delivery scheduled for 1Q 2026.
