Our purpose

«Revitalizing, consciously, spaces conducive to the emergence of a chosen logistics» is, in short, Virtuo’s raison d’être.

More than just a company, we are a voluntary collective willing to support and encourage change. Together, we want to transform spaces and bring new life to them: biodiversity, economic activity, human presence.

We want to do all this “consciously”,

  • by contributing to the territories (economy),
  • by preserving and improving the state of biodiversity (environment),
  • by moving towards zero carbon in building (society).

And above all, with sincerity, by recognizing the potentially negative impacts of our short-term activity (soil artificialization) and long-term (nuisances related to logistics exploitation) and by developing a strict and demanding land strategy.

We want to be chosen by our stakeholders for the difference we make in their daily lives.

VIRTUO winner of the SIMI 2022 Grand prix logistics real estate

Compans is and will remain a project like no other. This V.Park, more than any other, has marked the step in the development of Virtuo. Launched in 2020, it concerns the construction of a future parcel sorting and distribution building with a surface area of 15,273 m² (including 960 m² of offices) on a plot of 49,105 m² and located at the gates of Roissy Charles de Gaulle airport. But far beyond a logistics real estate project, the V.Park Compans finally becomes the company’s laboratories of innovations and commitments, leading the teams to question, reflect and finally stop on an idea that makes consensus: Compans must be an example of a new vision of logistics real estate more responsible, carried by all Virtuo employees. The project then becomes an illustration of an intense commitment to sustainable development and the mark of a strong ambition: the carbon neutrality of the logistics buildings
developed by the company.

An ecosystem of sustainable partners

To live up to this ambition, Virtuo cannot act alone. The company surrounds itself with key partners. Internally, we first embark and federate all our employees to create the V. Lab, a laboratory of innovations dedicated to sustainable development. This place of experiments aims to innovate on multiple topics: bio-sourced materials, geothermal, storage of renewable energies, audit of all the projects carried out previously, estimation of the carbon footprint of all the buildings of Virtuo… The V.
Lab can then measure the long way that remains to be travelled in order to reach the goal of carbon neutrality. Externally, Virtuo relies on the trust it has placed in the architecture firm Aeco for many years, as well as on the real estate consulting firm Elan, which specializes in environmental and low-carbon aspects. Energy, carbon, biodiversity, support in BREEAM certification or obtaining the Biodivercity label, Elan works with Virtuo to build and implement an environmental strategy. The firm supports Compans’ lowcarbon strategy, following several steps: a first phase of measurement from the design of the project; a reduction phase via a set of recommendations adapted to a messaging platform and finally a final restoration phase, to lead the project in a 0 net emission approach on the scope of “Construction Products”.

Elan has identified virtuous reforestation projects around Compans, allowing Virtuo to
contribute to the increase of French carbon sinks and to act in addition to the
reduction efforts made.

Tangible results

In addition to the design and structure of the building, work is also being done on the landscaping of the V.Park. Transformed into a cool island thanks to the densification of the vegetation, the site also presents a water system based on valleys and landscaped basins in order to promote the redevelopment of a local biodiversity in conjunction with neighbouring plots. In the end, as many levers as possible will have been put in place to reduce the carbon impact of the project and its construction.
Efforts today rewarded since the project obtained the Grand Prix SIMI Immobilier Logistique in 2022, is about to be certified BREEAM Excellent and to obtain the Biodivercity label but above all, it is the first project of a long series of buildings designed with the ambition of zero carbon.

Grégory Blouin, president of Virtuo Industrial Property, reviews the Compans project.

How do you view the progress made since the launch of the V.Park Compans project?
We set ourselves an ambitious goal without knowing whether we would achieve it. Today, two years later, we are rather proud because we have arrived at a project that has a net-zero carbon footprint. In parallel, the V.Park Compans received the 2022 Simi Grand Prix in the logistics real estate category. But above all, this project has allowed us to see things in a bigger way since we have already launched a second project on the same basis.

We are now confident that we will be able to do only projects that have a net-zero carbon footprint well before 2050.

Finally, this project has been the cause of a fundamental change at Virtuo?
Indeed, it committed us to a comprehensive and virtuous approach that we will duplicate on all of our projects. At the same time, we decided to introduce a number of certifications over the next two years within the company itself. Finally, it also allowed us to realize that if a lot of communication was done around carbon neutrality, not all actors are necessarily fully engaged. We are going to try to do everything we can. In addition to the benefits related to the sustainable development of your buildings, what have been the benefits of this project for your employees?

This allowed us to involve the entire team in the project, but also beyond, in a collaborative approach with all our partners to set our overall objectives for the coming years. Carbon neutrality is not aimed at the level of a project or a society but rather at the level of a territory, a continent. So we’re part of that neutrality, but we’re not going to do it alone. We’re part of the chain.

First tree celebration in Châteaudun (28)

VIRTUO plants the first tree in its V.PARK CHÂTEAUDUN (28).
Construction of a 24,000 m2 turnkey facility for ALLTRICKS.

On Wednesday, November 23, 2022, Grégory BLOUIN, President of Virtuo Industrial Property and his teams; Mr. Hervé DEMAI, Deputy Prefect of Châteaudun and delegate of the Prefecture of Eure et Loire, Mr. Fabien VERDIER, in his capacity as President of the Community of Communes of Grand Châteaudun and Mayor of Châteaudun; Mr. Gary ANSSENS, CEO of ALLTRICKS; as well as co investor AXA IM Alts, met to officially lay the first tree of the new V. Park Châteaudun.

This next-generation logistics platform, with a total surface area of 24,000 m2, on which work began last summer, is located in the Parc d’Activités de la Bruyère, in the town of Châteaudun, in the Centre Val de Loire region, 50 km from Orléans. For this new project Virtuo targets a BREEAM Very Good certification as well as a Biodivercity® label. This project was developed to meet the needs of the company ALLTRICKS, which sells cycling products, as well as running gear and outdoor gear. The site is scheduled to be operational in the summer of 2023.

“We are very proud of this collaboration with Alltricks, which illustrates Virtuo’s ability to offer turnkey solutions, even when times are tough,” said Grégory Blouin, President of Virtuo.

“This building will give us the opportunity to carry out our expansion plans in France and abroad, focusing on our top performing categories—Bicycle, Running and Outdoor—and develop new activities such as second-hand products”, explains Gary Anssens, President of Alltricks. “I am proud to be part of this ambitious project which addresses the site’s environmental responsibility and will enhance the quality of our teams’ work. With a tool like this one, we are reinforcing our promise to deliver more than 2.5 million parcels a year in less than 24 hours,” adds Cyril Desloge, Alltricks’ Logistics Director.

Virtuo’s partners in this new V.Park includes AECO architect, Project Manager CLC engineering, AMO environmental ELAN, AXA IM Alts fund manager, Oudot & Associés Notary Office, BG2V Law Firm along with local companies for the construction.

First tree celebration in Arles

VIRTUO symbolically lays the first tree of its negative artificialization V.PARK in Arles.

Arles, September 22, 2022: the symbolic tree laying ceremony took place with Mrs. Catherine BALGUERIERAULET, Deputy Mayor of Arles, Head of Ecological Transition, Biodiversity and Natural Spaces, Urban Works and Development, Territorial Planning and also Community Councillor, together with the co investor AXA IM Alts and Gregory BLOUIN, President of VIRTUO as promoter and co-investor.

To celebrate the launch of the V.PARK ARLES construction site, VIRTUO has planted the first tree on the future logistics platform, a state-of-the-art 30,000 m2 facility built in partnership with the fund manager AXA IM Alts. Virtuo will be developing two buildings totaling approximately 45,000 m2 on a 10-hectare plot of land formerly owned by DHL.

Virtuo leads several sustainable development initiatives in Arles 1, including BREEAM VERY GOOD certification, and uses the roof to produce renewable energy that will be partly used by the building. This project is an example of land conservation in the era of Zero Net Artificialization, as it generates a positive balance. After completion of the work, we will be giving back 1.3 hectares of natural areas and biodiversity to nature.

The Auxerrois community joins forces with Virtuo

Grégory BLOUIN, President of Virtuo, and Crescent Marault, President of the agglomeration community, signed this afternoon the sale agreements for approximately 142,000 m², i.e. 14 hectares of land in the AuxR_Parc business park. This sale will generate a little over 6 million euros for the community. Virtuo will be developing two logistics parks called V.PARK AUXERRE 1 & 2 by 2024.

Following a memorandum of understanding signed at the end of 2021, this milestone will allow Virtuo Industrial Property to file the required building permits for the construction of two buildings of approximately 37,000 and 25,000 m² each. They will accommodate companies specializing in semi-industrial or distribution logistics activities. These facilities will benefit from the landscape and environmental appeal of the Appoigny site.

Virtuo, which will invest 60 million euros to carry out these operations, will be managing the work as well as providing support to the future users of the buildings and managing the relationship with them.

“We are delighted with the signing of this agreement to sell. Up until now, companies wishing to set up on the site were unable to do so because the business park, as it had been designed, did not allow it. With these first two buildings the objective is to be able to welcome project leaders who are not local who will bring in additional tax revenues, jobs and business for our local companies by setting up here in Auxerre,” emphasizes Crescent Marault.

“This investment fits in with our French investment strategy because we believe in the potential of the area: Auxerre is ideally located on the A6 freeway, the main transit route for goods to France. It is also a very dynamic area capable of attracting companies to the region. The availability and quality of the local workforce is a major asset for the region”, explains Grégory Blouin, founder and president of Virtuo Industrial Property.

Sustainability by Virtuo

Colis Privé & Virtuo: When two engaged entrepreneurs meet.

Colis Privé, a Hopps Group subsidiary specialized in home and pick-up points parcel delivery has turned to Virtuo for the construction of its state-of-the-art distribution center located in Compans, north of Paris, in a strategic location. Eric Paumier, President of Hopps Group, describes how this collaboration between both companies is both virtuous and sustainable.

 

 

Work towards forestry projects benefiting from the Low-Carbon Label

Virtuo has been committed to reforestation since 2021 and plans to round out its sustainable development approach around farming initiatives.
These actions are part of its project in Compans (77).

 Virtuo’s sustainable development approach translates into numerous actions, ranging from designing low-energy logistics platforms to BREEAM certifications and the Biodiversity Labels. In order to implement these actions the company is now financing two forestry projects that have been awarded the Low-Carbon Label.

These carbon offset projects are carried out in France and initiated by the company Reforest’Action whose mission is “to protect forests in France and around the globe in the face of climate change and the erosion of biodiversity”. Reforest’Action selects and supports forestry projects, backed by funding from citizens or companies such as Virtuo.

Store more than 10,000 TeqCO2 over the next 30 years

Virtuo invested in two projects: one in Auzouville sur Ry, in Seine-Maritime, on a 31-hectare agricultural wasteland connected to the Bois des Lesques in Normandy, of which 24.5 hectares will be wooded. A total of 6,250 TeqCO2 will be sequestered over 30 years. Meanwhile, the logistics real estate specialist is also active in Ychoux (Landes), restoring a stand of trees destroyed by a fire in 2019.

Located in the Landes de Gascogne forest, this 43-hectare area will be replanted mainly with maritime pines, and with birch and tauzin oaks in more humid areas where possible. This project will sequester 4,588 Teq CO2 over 30 years. In total, Virtuo will contribute to the storage of 10,838 TeqCO2 over the next 30 years.

 

AECO: How to fit the project into its environment

Where does the sun come from? What are the dominant winds, the main features of the landscape? What are the flows? What are the ecological and topographical conditions? Many questions that need to be answered before a logistics real estate project can begin, so as to ensure that the site and its program are in sync.
To understand how the Compans project was thought out, we met with the architecture firm, Aeco.

How do you get started on an architectural project dedicated to logistics real estate?

Faced with current and future challenges, we must consider how to insert the project into its natural, social, urban and economic environment and the possible changes. In order to proceed in a sustainable way, in accordance with the existing ecosystem, we are building a factual data base so that a unique project can emerge. The objective is to prove that working with logistic spaces responsibly is not only possible, but necessary, to respect the future of the common good.

Its 8 m high, 70 x 210 m main nave meets the technical and construction specifications of a courier service with a photovoltaic roof near an airport. Designed to reduce the carbon footprint—a key concern for Virtuo—the office complex was designed to be compact, thereby limiting its energy footprint, with facades using bio-based materials.

To counteract the heat island effect, the facades facing south/southwest are painted in very light colors that reflect the radiation, thus reducing overheating in summertime. Conversely, the colors on the north and east sides are darker to limit the temperature drop of the building envelope in winter.

How did you work on the landscape of the V.Park Compans?

A number of factors were considered: the proximity to the airport, the landscape, the winds, the sun, the people, the workflow… V.Park Compans is located on a former agricultural meadow where a large part of the stripped land is re-used in merlons, micro-landscapes and undulations. This allows to cut the prevailing winds and create sheltered areas for an orchard and a beekeeping area.

We aimed to transform the project into a cool zone by adding vegetation to increase evapotranspiration and refresh the site in a natural way, especially in the vicinity of the staff parking lot, where the parking spaces are both permeable, to promote rainwater infiltration and light-colored, to increase the Albedo effect.

We also plan to set up a water system made up of valleys and landscaped basins throughout the site to encourage the redevelopment of local biodiversity in conjunction with the neighboring plots of land outside, generally in Spring, in order to confirm that we have obtained the BiodiverCity label.
