This Thursday, 27 November 2025, Virtuo Industrial Property marked a moment both symbolic and tangible: the planting of the first tree at V.PARK Chavagnes-en-Paillers (85). A founding gesture for a new-generation, low-carbon logistics platform spanning 18,750 sq m, and the first delivery within a future three-building park that will ultimately total 70,000 sq m.
Beyond the symbolism, this first planting signals the visible start of a project designed to meet the evolving standards of today’s supply chain: high performance, real flexibility, and environmental restraint.
Paulo Ferreira, Associate Managing Director of Virtuo Industrial Property, joined by his Virtuo’s teams, together with Éric Salaün, Mayor of Chavagnes-en-Paillers, and Jacky Dallet, President of the Communauté de Communes du Pays de Saint-Fulgent – Les Essarts, gathered for the symbolic planting of the first tree at V.PARK Chavagnes-en-Paillers (85). This occasion marks a foundational milestone in the development of a low-carbon logistics platform of 18,750 sq m, the first phase of a future three-building park that will ultimately comprise 70,000 sq m.
This asset forms part of the logistics portfolio being developed by Virtuo Industrial Property with TPG Real Estate, through its Intervest platform—a long-term partnership focused on delivering, across France, high-quality, flexible, low-carbon logistics facilities positioned on strategic supply-chain corridors.
Located 40 minutes from Nantes within the Vendéopôle business zone, V.PARK Chavagnes-en-Paillers enjoys a prime setting at the very junction of the Nantes economic basin and Vendée’s industrial fabric. This positioning enables it to attract regionally anchored occupiers while also plugging into the major logistics flows of the Atlantic seaboard. In doing so, the site meets today’s supply-chain requirements with strengthened access and operational efficiency.
Here, Virtuo is developing Building A, offering 18,750 sq m, made up of three logistics units of roughly 6,000 sq m each and around 500 sq m of offices. Designed for modularity and swift deployment, the platform adopts a human-scale format particularly suited to SMEs, while equally appealing to occupiers seeking immediately operational space. It is intended to host logistics, industrial, or e-commerce activities within a state-of-the-art technical and functional framework.
The project is rooted in an economic environment undergoing rapid transformation. The area is experiencing strong industrial momentum, reflected in the recent arrival of groups such as Maître Coq and VST, alongside other growing businesses. This movement reinforces the sector’s appeal and is supported by the active commitment of local authorities to the planning and development of the Vendéopôle.
From an environmental standpoint, Virtuo has embedded high ambition from the outset. The building complies with ICPE 1510 regulations and is targeting BREEAM Excellent certification, with particular attention to energy performance, water management, and landscape integration. The aim is to deliver a highly effective logistics tool while reducing its footprint and enhancing local biodiversity.
Works began on 30 June 2025, with completion scheduled for the second quarter of 2026, so that future occupiers can quickly take advantage of a modern, flexible, and sustainable site.
