Why decarbonise logistics real estate?
The construction sector accounts for nearly 25% of carbon emissions in France, 70% of which are linked to building materials and 30% to energy consumption. With the growth of e-commerce and reindustrialisation, logistics continues to expand and must reduce its environmental impact.
The players gathered at SIBCA – Virtuo, LCBI, Trusk, GSE and AEW – reiterated that logistics real estate must support the entire supply chain in this transition.
LCBI Logistics : un label bas carbone européen
The LCBI Logistics project was born out of a group of European players put together by BBCA. It aims to:
- define a standard way to measure carbon footprints,
- offer an objective and independent benchmark,
- certify the carbon performance of new logistics buildings,
- give investors, users, and developers a clear way to compare buildings.
Developed with partners from ten countries, this label will enable carbon to be measured and limited in a uniform manner across Europe, while avoiding the risk of greenwashing.
Why a single label was needed
While certifications already exist (HQE, BREEAM, Biodivercity, etc.), they do not directly address carbon impact. The LCBI Logistics therefore provides:
- a benchmark dedicated to decarbonisation,
- a common basis at European level,
- a response to the expectations of investors and users,
- an operational tool to guide project teams.
The challenges of European certification
Creating a European label involves overcoming several obstacles:
- different energy mixes depending on the country (France vs Germany, for example),
- multiple existing standards that need to be harmonised,
- the need to find criteria that are suitable for all markets.
Despite these challenges, the LCBI is based on broad consultation (European Commission, international experts, stakeholders in the field) and aims to expand its application internationally.

With LCBI Logistics, the sector is taking a decisive step forward: finally having a single, objective and transparent label to accelerate the decarbonisation of logistics real estate.
